Over the course of the last several years, Len has represented me in the sale of one home and purchase of two homes. Soon, he and his team will represent me again in the sale of yet another home I own. In one home purchase in 2016, he succeeded in not only negotiating a great price on the property at well under ask, but also in getting the seller's agent to agree to every single inspection item we wanted remedied.
During our most recent September-October 2020 home purchase, bidding wars are prevalent and the market is very challenging for conventional non-cash buyers with financing and therefore appraisal and time to close. Most if not all homes in our price range were receiving multiple bids and going for well over ask. Despite that, Len was able to find us a stunning home in a highly regarded area, negotiate with the sellers and their team to accept our full price offer with ample time to close, withstanding interest in the property from other parties. We didn't pay a penny over ask and the home ended up appraising for quite a bit more than what we paid.
